Becoming a Tenant

The Village is designed for Independent Living.  We have welcomed applications from a wide range of individuals over the years. Unfortunately, the Village cannot accommodate those who require assisted living.

The Hornby Island Housing Society has recently updated its eligibility requirements.  Before you begin to fill out the application form, please review the criteria listed below.

Eligibility Criteria:

An eligible applicant will be:

  • Senior: 55 years or older (If applying as a couple, one of the two must be 55 years or older.)
  • Able to live independently with the help available to you within the community.
  • i.e. capable of self-care
    • Resident of Canada for more than 1 year
    • Below the threshold for income and assets:
  • Assets that are included for valuation in the $100,000 limit are:

– Stocks, bonds, term deposits, mutual funds and cash.

– Real estate equity, net of debt.

– Business equity in a private incorporated company including cash, GICs, bonds, stocks or real estate equity.   

  • Assets that are excluded from valuation include:

– Personal effects such as vehicles, jewellery and furniture

– Registered Retirement Saving Plans (RRSPs), and Registered Disability Savings Plans (RDSPs.) 

– Assets derived from compensatory packages from government, for example Indian Residential School Settlements and Japanese Canadian Redress.
